1. Hi, I am Joyceb/danse and I am excited to tell you a little about Real Estate on eBay.
It is a growing market for just about anyone with the talent to try it.
In some locales (particularly rural areas) the sale of real estate on eBay is making a difference in small towns and communities.

So if you have a talent for description, a good camera and ability to do some research you just might find some success in eBay Real Estate.

Today we will take a basic look at selling real estate on eBay where we will discuss the marketing potential for eBayers in this expanding market (I will not delve into the logistics of how to handle or complete sales as I am not an expert in Real Estate transactions.

I am an eBay Education Specialist trained to give eBay authorized workshops offline. I have been on eBay since 1996 as a buyer and 1998 as a seller.

During the co
urse of my workshops, and because I market to rural areas, there is a lot of interest in selling and buying real estate on eBay.

Several small towns in rural Kansas have sold their schoolhouses on eBay--this in turn brought new people and even small businesses to their area.
For these small towns this is exciting news!

Rural areas have seen declining and aging in population for over 20 years. Now with the advantage of high speed internet for business and a perceived higher quality of life many urban families are looking to rural areas for both a home and business solution.

eBay Real Estate is a remarkable opportunity for people to find the homes and businesses they have been dreaming of.
Often desirable real estate sells for much lower prices and lower taxes in rural states.
Cost of living is lower, schools are more personalized and the pace slower.
We all like the idea of knowing our neighbors and responding to the friendliness of small town life

eBay Real Estate opens the door of opportunity to match these buyers and sellers and you do not need to be a Real Estate broker or agent to assist in these transactions.

Real Estate sales are more comprehensive than we can cover in this workshop.
I encourage you to access the Real Estate pages and read as much as you can on the topic.

The best place to access information on Real Estate (or any other eBay related topic) is in the Site Map under categories.





But to make it easy here I will provide you with the link to Real Estate.

Often I am asked “what can I sell on eBay?” Sometimes in my workshops I point to other successful eBayers to illustrate some of the successful and unique items that can be sold. Or to the tools you can find to give you better information and tips.
Real Estate is one of those categories that bears looking into by anyone who feels they might have the talent for selling on eBay.

There are currently over 4300 real estate properties sold on eBay each month.
The exciting thing is each listing has a market of over 147 million potential buyers.
And you can purchase eBay ‘for sale’ signs to let people know it’s an eBay listed property: eBay ‘For Sale’ signs

The eBay Real Estate sign opens the door to cross marketing and shows the property is an international listing. This can assist in local sales too.

Who can put up an eBay real estate listing?

Anyone can!

The best way to understand eBay policy on advertising and selling real estate on eBay is to read through the eBay Real Estate Listing rules.
You might print them off to keep for reference.



The rules for real estate sales are different than for regular eBay sales venues in that the real estate auctions/advertisements on eBay serve the purpose of matching potential buyers and sellers. Contracts for the actual sale of the property will still need to be drawn according to respective state laws. Therefore the sale of real estate on eBay is a ‘good faith’ transaction not a legal contract. Feedback is not left for real estate transactions.

There are 5 steps to selling real estate on eBay:



1. Register on eBay

2. Sign up for an eBay Seller’s account

3. Click on the “Sell” link at the top of any eBay page and then select the Real Estate option.

4. Format: Check some of the
Link"> Selling Formats to help you make a decision which would work better for you.

5. Fill out the “Sell your item” form and submit your listing

Researching Real Estate listings is one of the most important things you can do.

Study the Real Estate listings that are done well in both terms, description and photographs—then emulate them.



3. Descriptions: Selling Real Estate on eBay requires special talents in description.
Often you are not only selling brick and mortar, lot sizes, trees and square feet. You are selling a way of life. A community. Schools, recreation, parks, clean air--you may be selling the key to someone’s dreams. Or the opportunity to bring new business to a community. That is another reason to think carefully about how to present the listing.

Remember disclosure: roof, wiring, plumbing, heating/cooling, flooring, wall composition, siding, lot size, garage details. Access to schools/shopping/church.

Paint a picture verbally of the house, town, people and anything that will draw interest to the listing.

4. Terms of sale and contracts. This is something you will determine for yourself. If you are not a licensed broker or real estate agent you will determine what your services are worth and charge accordingly. Contracts for the actual sale of the property will need to be legal and in accordance with state and local law.

I would like to offer up a few success stories from my part of the world. Real Estate Sales are not for everyone.
Certainly it takes work, research, time and you are not guaranteed the buyer and seller will match.
But for those of you with a hankering to try something unique and are willing to do your homework, it might just be for you.

It might even make a difference as it did for these communities.

In this part of the world, selling Real Estate is not just a transaction, it often brings hope to these communities.

Small towns all over the USA are struggling to keep their population and to hang onto the quality of life they have learned to appreciate.


1. Bazine, KS, sold their 78 year old school house for $55,000 and it will be used for a new business


2. Gaylord, KS, sold the schoolhouse the city could not afford to tear down for $25,000 and it is now used to manufacture microphones. It brought 3 new families to the area and 5 new jobs.
That is outstanding news for such a small community.


3. Timken, KS, school built in 1937 as a WPA project was sol for $15,000, buyer will turn it into a private residence an move from California to Kansas.

There were 17,309 hits and 63 serious bidders for the property!


4. Tipton, KS, school sold for $150,000 to a buyer from Utah and is being turned into a private school which will employ 40 jobs to town!


5. Edson, Ks, gymnasium was sold for $50,000 to another California man, who is using it for a huge flea market. *g* And the buyer is a big time eBay seller!!!


Not one of these towns has more than 300 population!

Some considerations when you create a real estate listing:


1. Pictures are your greatest advertisement: Make sure you tell a story with them

Put yourself in the potential buyer’s place and think of what you would like to know about any property you might purchase via long distance.


Take the photos sequentially from one room to another, so the pictures flow and show how the floor plan is laid out.


Try to take photographs of the outside the same way, noting unusual or attractive features and/or landscaping.


2. Research existing eBay Residential and Commercial properties

Make certain you check the Completed Listing link on your left toolbar
